A client with a portfolio of four tenanted residential buy-to-let (BTL) properties sought to refinance their existing 1st charge loans. They wanted to raise additional capital for further property investments by leveraging their current assets.


Our team stepped in and used desktop valuations, allowing the client to fast-track the process without the need for time-consuming in-person property surveys. Each of the four properties was valued at an average of £248,000, and all were tenanted, providing steady rental income.


We arranged a loan of £763,750 at a competitive rate of 1.1%, and 70% loan-to-value (LTV). This enabled the client to unlock equity from their portfolio and pursue new buy-to-let opportunities.


By efficiently structuring the deal and using streamlined valuation methods, we helped the client secure the necessary funds in a timely manner, setting them up for continued growth in the property market.
